Sevenoaks Town Council formally adopted the draft Town Centre and St John’s Hill Area Masterplans via its Planning & Environment Committee in April 2026.
Produced by consultants, Urban Initiatives, and the culmination of various consultation exercises, two resulting Masterplans set out a spatial vision for how both the St John’s Hill Area and Town Centre could be improved to enhance the cultural offer, improve the pedestrian and visitor experience, mitigate and improve traffic issues, introduce greener infrastructure and enhance biodiversity.

Sevenoaks Town Council is now working towards the realisation of the spatial visions set out in the Masterplans, by lobbying for larger interventions to be delivered via local housing developments or developer contributions, delivering or facilitating smaller projects which will provide quick and affordable local benefits, and endorsing the aspirations that have been gathered from local people.
The Masterplans were produced to support the District Council’s Local Plan and associated future housing developments. The aim is to ensure that the new housing is accompanied by appropriate and responsive local infrastructure which will enhance the two prominent neighbourhoods and economic centres, and reflect local needs and aspirations.

Town Centre Masterplan
Public consultation on the draft Town Centre Masterplan took place between 28th June and 30th September, with a significant extension due to it coinciding with another significant Town Council consultation.
